    Deck conditions you shouldn't neglect

    Half of the 40 million decks in the U.S. are in danger of collapse, according to the non-profit Home Safety Council. In a conference call with reporters recently, the group reported 12 major deck collapses around the country so far this year, including one in Eden Prairie, Minnesota last month that injured 10 people.

    We recently polled more than 1,000 consumers nationwide, and many homeowners who had a deck neglected its upkeep. Ten percent said they had not checked for structural problems such as rotten boards and broken railings or stairs. Almost 20 percent said they had never cleaned their deck and an even greater number hadn't stained or sealed their deck or checked for splinters and popped nails. Here's how to avoid problems.

    Cleaning
    • Clean decks with a solution of dishwashing detergent and a scrub brush to loosen grime while avoiding damaging the finish.
    • Pay special attention to the grilling  area, where grease and oil accumulate.
    • If the detergent doesn't do the trick, consider using a commercial deck cleaner that you apply and then hose.
    • If you use a pressure washer, angle the spray and keep it between 6 and 12 inches away from wood surfaces.
    Repairing
    • Push on railings and banisters and rest your weight along steps to be sure all are sound and secure.
    • Break off splinters, then sand and refinish the sharp edges.
    • Inspect all nails, screws, and bolts. Hammer down nails and replace those that don't reseat well with screws.
    • Be sure to check for loose connections on the ledger board that often attaches a deck to a home's main structure. If problems are found, don't use the deck until a licensed contractor can repair it. The North American Deck and Railing Association website has a national directory of certified deck builders.
    Staining
    • Deck finishes have varied in quality as manufacturers struggle to meet new rules limiting VOCs (volatile organic compounds).
    • Our latest tests of wood stains revealed opaque finishes that looked good after the equivalent of three years of outdoor exposure. Semitransparent or clear stains don't last as long.
